Dorris Keach launched Keach Construction at age 34, bringing nearly two decades of hands-on experience as a carpenter and general contractor. His reputation for craftsmanship and integrity became the foundation of the company.

Keach Construction built a strong team and became known for delivering schools across Western Kentucky, establishing a foothold in competitive public-sector work.

The firm grew beyond school construction, completing municipal projects for federal, state, and local clients. By this point the company was consistently delivering multiple projects each year and earning a reputation for reliability.

After graduating from Middle Tennessee State University, Tim Keach joined the company as a tradesman and supervisor. Together, Dorris and Tim continued building on the company’s reputation and steady project pipeline.

Keach Construction reached a milestone of more than 100 completed projects, reinforcing its role as a trusted builder of schools and public facilities.

To support multi-state growth and recognize the partnership between Dorris and Tim, Keach Construction became TDK Construction. The company expanded into negotiated private work alongside its public projects.

TDK’s negotiated work led to the multi-phase Peabody Coal Company headquarters, a two-year project that marked the company’s entry into large, complex private development. The success of this milestone expanded TDK’s visibility and opened the door to new markets.

Following the Peabody headquarters, TDK opened a Nashville branch office and entered the competitive public bid market. The firm went on to win major civic and educational projects, including the Metro Nashville Fire Training Academy, the city jail, Glen Middle School, and multiple schools in Clarksville.

TDK relocated its Nashville office to Murfreesboro, strengthening its regional presence. During this period, the company delivered several significant public projects, including the Campus Recreation Center at MTSU — its largest single project at the time.

TDK shifted its focus to student housing, quickly becoming a primary builder in the sector while also building third-party multifamily projects across the Southeast and Southwest.

While continuing to construct projects for other firms, TDK completed its first multifamily community that it developed, built, owned, and operated. The strong performance of this project established a new direction and prompted the company to begin sourcing land for its own developments.

During the recession, TDK adopted a build-and-hold approach, acquiring strategic land and financing projects internally. This focus on developing and stabilizing its own communities kept projects moving and the company growing despite market conditions.

TDK expanded its development portfolio with multiple large projects, navigating market fluctuations with a disciplined, efficient approach. By 2015, the firm had delivered multiple projects totaling more than $100 million in value.

TDK has built more than 10,000 housing units valued at over $2 billion, fulfilling its vision of evolving from a construction company into a vertically integrated development platform.
